Victorian, Edwardian and older houses were built differently from modern homes and have often been altered repeatedly during their lifetime.

Previous extensions, ageing services, movement, inappropriate repairs and changes to the original layout can all become apparent once work begins.

Our role as main contractor is to understand how the existing building and the proposed work come together, then coordinate the structural, technical and finishing packages required to deliver the scheme properly.

Where original fabric is being retained, new work has to meet it carefully. Where structural alterations are required, sequencing and temporary works have to protect what remains around them.

Listed buildings require a different level of consideration. 

The approved design, consent conditions, materials and construction methods can all determine how work is undertaken. 

We work to the architect’s drawings, specification and listed building consent, coordinating our programme with the professional team and specialist trades involved. 

Where an existing condition or proposed detail raises a buildability issue, we raise it before work proceeds so that it can be resolved with the appropriate consultant.

Victorian and Edwardian properties form a significant part of the housing stock across London. 

They also present recurring construction challenges, from shallow foundations and retained masonry to suspended floors, ageing services and layers of previous alteration. 

A substantial renovation may involve structural reconfiguration, roof works, new mechanical and electrical services, replacement floors, plasterwork, joinery and complete internal finishing while retaining selected original elements of the house. 

The objective is not to make an old property feel new. It is to make the building work properly for the way it is used now.

Many of the areas in which we work contain conservation areas and properties subject to additional planning controls. 

The requirements vary according to the property, borough, designation and proposed work. 

Your architect or planning consultant establishes the appropriate consent route. Ultra delivers the approved construction scheme and coordinates the work required to satisfy the specification and relevant conditions.

Original features and specialist work

Where original or character features form part of the scheme, their protection and repair are incorporated into the programme rather than treated as an afterthought. 

Depending on the property and specification, this can include plasterwork, timberwork, flooring, fireplaces, stone, brick restoration, sash windows and bespoke joinery. 

Specialist packages are delivered by trusted trades and coordinated alongside the main construction programme.

The nature of the buildings differs considerably between those areas, which is why each project is approached according to the property rather than a standard construction formula.

Yes. We undertake work to listed and period properties where the design, necessary consents and professional team are in place. We build to the approved drawings and specification and coordinate closely with the architect and relevant specialists. 

Can you work on a house in a conservation area?

Yes. Conservation area status can affect what changes are permitted externally and some properties are subject to additional planning controls. Your architect or planning consultant establishes the required consent and we deliver the approved scheme. 

Do you restore original features?

Where original fabric forms part of the approved scheme, we coordinate its protection, repair or reinstatement with the appropriate specialist trades

Can you make major structural changes to a period house?

Yes. Many of our projects involve substantial structural reconfiguration. The work is carried out to the structural engineer’s design with the sequence, temporary works and interfaces coordinated by Ultra.
