House extensions

An extension is where a significant part of a home's value and much of its construction risk meet.

The structure, existing building, new envelope, glazing, services and finishes all have to resolve together. The success of the project depends as much on the junction between old and new as it does on the new space itself.

Ultra delivers substantial residential extensions across London and the Home Counties, working with homeowners and alongside their architects, designers and consultants.

As main contractor, we coordinate the complete construction programme from groundwork and structure through to final finishes.

Extending period homes

Extending a period house requires an understanding of the building that is already there.

Victorian and Edwardian homes can contain shallow foundations, retained masonry, suspended timber floors and previous structural alterations that all affect how new construction is introduced.

We work to the architect's and engineer's design, coordinating demolition, temporary works, structural openings and the new building envelope while protecting the retained house.

The aim is for the extension and original property to work as one building rather than two separate phases of construction.

Increasing the footprint of your property with an extension

Home extensions increase the footprint of your property, allowing you to create more usable living space and enhancing the overall functionality of your home.

This added space not only provides more room for your family but also makes your property more attractive to potential buyers.

As a result, both the value of your home and its saleability can increase dramatically.

In addition, a well-designed extension can improve the aesthetic appeal of your home, blending seamlessly with the existing structure and adding to its overall charm and character.

From the first sketch to the final finish, we combine architectural expertise with meticulous attention to detail.

Our specialists handle all aspects of the build, from planning and groundwork to bespoke fittings, ensuring every stage meets our exacting standards.

Each project is managed by a dedicated lead, ensuring clear communication, on-time delivery, and a seamless process from concept to completion.

Extensions
Do I need planning permission for an extension?

Some extensions can be undertaken under permitted development rights. However, those rights can be restricted according to the property, location and planning designation. Your architect or planning consultant should establish the correct planning route for the proposed scheme.

Can you extend a period property?

Period and character homes form an important part of the work we undertake, and typically require the appropriate consent and specification before construction begins.

Can you build an extension within a conservation area?

The architectural and planning requirements may be more sensitive, particularly in relation to scale, materials and external appearance. We work to the approved scheme and coordinate construction with the wider project team.

How long does a substantial extension take?

Programme depends on structural complexity, scale, access, specification and the wider scope of refurbishment. We establish the construction programme against the defined project information before work starts rather than relying on generic timescales.

Do you work directly with architects and interior designers?

Yes. Ultra regularly delivers projects alongside architects, engineers, interior designers and specialist consultants.
